Water, the most precious life supporting substance known to man is also the greatest destroyer of our property such as house or building, regardless of age. In the form of dampness it can weaken or destroy brickwork, cement or concrete and lead to paint failures.

The destructive properties of water or moisture has been the cause of many paint failures and other problems and in most of these cases the quality of the paint has been wrongfully blamed for this. Our research revealed that water or moisture is responsible for 71% of all recorded paint failures.

Moisture problems

Water or moisture always follows the path of least resistance

The destructive properties of water show themselves in one of the following forms:

Rising Damp

Caused by moisture in the ground penetrating the lower levels of the house or building where no damp course membrane is present, or if the damp course membrane is broken or breached.

Build up of soil or paving above the damp course level may also lead to moisture penetrating the lower levels or walls.

Penetrating damp

Water or moisture that penetrates from outside walls to the inside is classed as penetrating damp.

Symptoms are dark patches of mould growth and delaminating or peeling paint.

Particularly evident in the immediate vicinity of windows or doors.

Penetration by gravity

Water or moisture penetrates the top sections of parapets and by means of gravitational force, erratic contamination of bottom wall sections takes place.


Consistently humid areas where excessive amounts of water are used, such as bathrooms and showers, leads to condensation on walls and ceilings, and subsequent paint failures.

Bacteria and fungus

Any porous surface can be penetrated by water, bacteria, fungus, algae and moss. Once these have penetrated the pores or capillaries they are extremely difficult to remove. Often the use of strong chemicals to remove such bacteria only add to the mechanical degradation of the surface and soon the problem is only aggravated. Preventing bacterial contamination is better then trying to cure or reverse the situation.


Primary efflorescence is named such, as it typically occurs during the initial cure of a cementitious product. It often occurs on masonry construction, particularly brick, as well as some firestop mortars, when water moving through a wall or other structure, or water being driven out as a result of the heat of hydration as cement stone is being formed, brings salts to the surface that are not commonly bound as part of the cement stone. As the water evaporates, it leaves the salt behind, which forms a white, fluffy deposit, that can normally be brushed off. The resulting white deposits are referred to as "efflorescence" in this instance. In this context efflorescence is sometimes referred to as "saltpetering." Since primary efflorescence brings out salts that are not ordinarily part of the cement stone, it is not a structural, but, rather, an aesthetic concern.

Secondary efflorescence is named such as it does not occur as a result of the forming of the cement stone or its accompanying hydration products. Rather, it is usually due to the external influence of concrete poisons, such as chlorides. A very common example of where secondary efflorescence occurs is steel-reinforced concrete bridges as well as parking garages. Saline solutions are formed due to the presence of road salt in the winter. This saline solution is absorbed into the concrete, where it can begin to dissolve cement stone, which is of primary structural importance. Virtual stalactites can be formed in some cases as a result of dissolved cement stone, hanging off cracks in concrete structures. Where this process has taken hold, the structural integrity of a concrete element is at risk. This is a common traffic infrastructure and building maintenance concern. Secondary efflorescence is akin to osteoporosis of the concrete.

It is possible to protect porous building materials such as brick, tiles, concrete and paving against efflorescence by treating the material with an impregnating, hydro-phobic sealer. This is a sealer which repels water and will penetrate deeply enough into the material to keep water and dissolved salts well away from the surface.

The ultimate solution

A wide range of water and solvent based paint products and sealers are available for sale to treat contaminated areas caused by water penetration or dampness.

Some of these products are of superb quality and contain synthetic fibre to add extra body, or are used in conjunction with synthetic wool or membrane.

However, these products are all based on generic polymer binders, are expensive and do not offer a permanent cure to the destructive properties of water or dampness. Further more most of these only adhere to the surface layer of the surface treated to be treated offering only a temporary solution to the problem.

Some other sealers use silicone, taflon and siloxane impregnators that leave the surfaces unable to be over coated with paint. Added to that is the fact that they have to be retreated every 3-4 years and some leave the treated surface with a slight colour change. These are all undesirable symptoms for the ideal sealer for all applications.

"PCT Water Repellent Technology" is truly remarkable and has no similarity with any traditional paint products or waterproofing composites. The product cures by chemical reaction when subjected to atmospheric gases in the substrate and the resultant repellent properties are permanent. The fact that it penetrates into the substrate ensures a much better protection barrier against the migration of moisture, ie. The depth of penetration becomes the thickness of the protection layer.  

It is the only technology that offers permanent water repellent properties and may also be over coated with paint.

PCT56 is the most advanced chemical to permanently prevent the movement of water or moisture in cement products and bricks.

PCT56 Water Repellent will stop the migration of water in any cementitious porous surface and is resistant to any acids or alkalines. PCT56 has zero surface tension and a very low viscosity allowing very quick and deep penetration into any porous surface were recombination with oxygen and carbon dioxide takes place and forms a permanent crystal that cannot be broken down by acids or alkalines. The depth of penetration becomes the thickness of the protection barrier and therefore performs better than other damp sealer products that only adhere to the surface. Now we can stop rising damp, penetrating damp, delaminating/peeling paint and many more harmful effects of water.

PCT Wood Treatment offers the same water repelling properties to wooden surfaces. Depending on the type of wood and the density PCT Wood can penetrate deep into the fibres of the wood and crystallize sealing it off against any water penetration. This leaves the wood with no colour change or texture change and may be over coated with paint or varnish.

PCT Wood Varnish offers some degree of penetration into the wood for the protection against moisture penetration but is designed to give a glossy finish to the surface.
